It's on St. Andrew's Road and so obviously close to Gloucester Road and Stokes Croft. Converted in 2022 it comes fully furnished and equipped. A lovely large open plan kitchen and lounge area with French windows overlooking the garden. The bedroom area is separated by a small screen. There's an ensuite bathroom, and a washer/dryer.

The kitchen includes a combined oven, induction hob and fridge.

The annex has under-floor heating.

All bills are included, including 100MB wifi.

It's a 1.2 miles to the University of Bristol (about 25min walk) and about 1.1miles to UHBW, and 2.3miles to Southmead Hospital.

There's no parking with the annex, and we're in an RPZ, but right on the edge, so it's easy to park out of the zone.
