Decorated throughout just two years ago and still with its original wooden floorboards, this well-proportioned double room, situated at the back of the house, is designed for maximum storage without the clutter, and you can get decorative with plenty of shelving space and picture hooks.

You'll share the first floor and its very large shared bathroom, equipped with plenty of cupboard storage, an airing cupboard and heated towel rail, with just one other tenant. The shower has good pressure and the bath is medium sized.

**The house:**
Clean and quiet by design - this is a home for people who want somewhere calm to come back to, not a party house. Features include a fully equipped kitchen, with ample storage space, a tall fridge freezer, washing machine, gas hob, electric oven, dishwasher, microwave, pressure cooker, handheld blender, juicer and smoothie maker. The lounge with its bay window area has a large corner sofa, armchair, 43” smart TV, soft lighting and a Victorian style cast iron feature fireplace. There is a home workout area with kettlebells, dumbbells, bands and other equipment available for body conditioning or yoga practice. The wifi is reliable and fast for anyone working from home and on-street parking is easy to find nearby. Parking permits are available through Bristol City Council. A recently replanted garden is also perfect for a morning coffee and a summer BBQ. Smoking is fine, but outside in the garden only.

**Bills:**
Included in the rent: Council Tax, Broadband, TV license, cleaner.
Additional: Gas, electricity and water all on a fixed rate billing system. These come to around £75 per person per month.

**The area:**
Southville is one of Bristol's best-connected, most liveable neighbourhoods. You're a few minutes' walk from North Street, packed with specialist shops, independent cafés, bars, restaurants, the Tobacco Factory (award winning artisan bakery, theatre, market, pub & bustling Sunday Market all-in-one!) and Ashton Court Stadium. For green space, Greville Smyth Park, Ashton Court's park trails and The Downs are all nearby. Aldi and Workout Ashton's well-equipped gym and extensive range of classes are all within 5–10 mins' walk, and East Street's higher-end Luxe Fitness is just 20 mins' walk away.

**Transport:**
Bike storage is available a stone's throw away through BikeNest, and battery-powered bikes and scooters are reachable within a few minutes' walk through the Dott app. We're well connected by the 24, 42, 43, 74, 75, 76, M1 and A1 Airport Flyer bus routes, all within approx 10 mins' walk – they reach the city centre in around 15 minutes, and Bristol Airport in around an hour. Bedminster train station is a 20-minute walk away for quick hops into Bristol Temple Meads and beyond.

This has been my much-loved home for two years now, and I adore everything Southville has to offer. I have a vested interest in healthcare and nutrition - the next year will be spent studying for a health coaching qualification, so my spare time will mostly go on professional development and practising what I preach!
