Double room in friendly Southville 2-bed

I’m moving out of our 2-bed, 2-bath house in Southville to start a Masters in Cardiff, so my housemate Emma and I are looking for someone to take over my room on a joint tenancy with her.

The room: A cosy double with your own large bathroom. There’s space for drawers and/or a wardrobe — I currently use the hallway cupboard for hanging space and just have drawers in the room, but depending on your furniture, both could fit.

The house: Open-plan kitchen/living room (unfurnished room aside — the living space furniture is largely Emma’s, so nothing to buy there) plus a small suntrap courtyard garden. There’s a washing machine, dishwasher, and generous kitchen cupboard space. There’s also a desk in the living room, so a WFH setup is easy to arrange if needed.
Costs: Rent is £875 pcm, plus bills of roughly £150–200 pcm (council tax, water, gas, electricity, and wifi included). Deposit is £1,010.

Your housemate: Emma is 28, a primary school teacher, into sport and creative hobbies, and a big foodie. We met on SpareRoom over a year ago and it’s been genuinely lovely living together — cooking, gym, watching shows, but also plenty of space to do your own thing. She’s after someone friendly and easy-going; we like a clean house without being precious about it.

Move-in: My course starts late September/early October, so I’ve set move-in as 1st October, but I can be flexible if you need to move sooner. To renew the tenancy, the property manager needs new tenant details by 11th September, so we’re hoping to find the right person by then.

Tenancy length: Under the new renters’ rules there’s a rolling 2-month notice period rather than a fixed minimum term, but ideally we’d love someone looking to stay a year or more.

The landlord side: The property manager is responsive and on the ball — the house was newly renovated before we moved in last year, and any issues raised have been sorted quickly.
