Double Room with Ensuite in Southville

Looking for a lodger to live with me in my flat in central Bristol. Below is more info on the room, flat, area and then a bit about me and what I am looking for!

Room Info:
Double room with ensuite, room itself is 3.3m x 2.9m and ensuite is and additional 2.1m x 1m. Currently furnished with a small double bed and I will get a wardrobe and chest of drawers also. All furniture inc mattress) is brand new. Unlikely that a desk will be able to fit in the room so more suited for someone who does not work from home often.

Flat Info:
2 bed 2 bath flat that has a large open plan kitchen / lounge with a huge south facing balcony that stretches across the lounge. Flat has all appliances inc induction hob, oven, washing machine, dishwasher, fridge and freezer. There are two entrances into the block, free parking on a first come first serve basis round the back, bike storage and then ability to get a parking permit for better/permanent spaces.

Area info:
Located just behind East Street in an old industrial estate, the flat is incredibly well located and you can get to most places on foot:

Temple Meads - 15 mins
East Street - 5 mins
Harbourside - 15 mins
North Street - 10 mins
Cabot Circus - 30 mins

Also great transport links and easy to get onto main roads heading to Bath etc

Flat is very quiet considering how central it is and the best of Bristol is right on your doorstep.

Bit about me:
29 year old who is currently working in a corporate job. Been living in Bristol for 6 years and originally from Exeter. I am friendly, outgoing and calm. Outside of work enjoy exercise, getting outside and then exploring as much of the food and drink scene in Bristol as I can.

What I am after:
After all the typical things in a roommate (friendly, tidy, considerate etc) however as it is the two of us main thing is that you feel comfortable and that you can contribute to the space! Looking for someone to share it with and who will add to it both by being a great person but also making it feel more homely.

Before saying yes to anyone, would be great to show the space and have a chat so we can get to know eachother a bit more.

Open to all genders but age wise 25+. Also not looking to share with couples.

Move in date around late Oct / early November (although Mid Oct is workable) as need to get everything up and running!

The contract bits:
-£750 a month all in
-Will be as a lodger rather than a tenant
-Will create a contract for us to sign so we both have peace of mind
- 3 month initial period
- 1 month minimum notice from either of us after that
-No deposit required
