Double bedroom in private cul de sac

Hello. I am a middle aged, live in landlady. I have a modern house in a small, gated development tucked away in the town centre and have one room rented out to a woman in her early thirties and we are looking for a non smoking house mate. The room available has a double bed with drawers under, bedside tables and a large built in wardrobe. The bathroom will be shared with me and my partner who is living here until the end of the year.

Unfortunately there isn’t any parking, although you can usually park in the next road after 6pm, Monday - Saturday until 9.00 am the following day and all day Sunday.
The house is very centrally located ,so a very short walk to the station and Eden centre. The lounge is small but there is a nice eat in kitchen.
I am looking for a friendly, considerate housemate who will look after my house and who will have the occasional chat over a coffee in the evening rather than someone who spends the whole evening in their room.
There is a very small garden.
