Apologies for length of this ad. Please read carefully as this ad will not suit all.

Due my own personal circumstances - of which I still have much to sort out - I am considering either selling (£310K) or renting out my property in Marlow for several years from the Summer/Autumn onwards this year.

The house is a completely newly re-decorated (not refurbished) two-bedroomed house - both bedrooms are quite large double bedroomed - toilet, bathroom, kitchen, large lounge/diner, hall, enclosed rear garden, front garden, shed, lay bys near by that you can park in. The house is supplied unfurnished, though there's a TV you can have if you want it.

Apologies for photo's they were taken with laptop. Please note that at time of photos I had not finished doing certain things - i. e. light fittings as yet, due to decorating first.

The rent on the property will be £1000 per month. This will be split into two, £800 to a bank account and £200 per month to be used on upgrading the house. Please do not think that the house is unlivable, it's not like that, it just needs upgrading and a bit of love. I have the money to do it myself, but, am happy to let someone do it and live there at the same time and enjoy Marlow. This will suit someone maybe who is a little more D. I. Y. savvy than the average Joe, or is ok to live in a house whilst improving it as a project. You will need to supply a plan, be communicative, polite to neighbours and be happy to do the small garden. All upgrading must be approved and agreed prior to commencement. Painting or putting up a shelf would not count as upgrading !! You will simply be removed if trying to pull the wool ,etc.

Anyone that is worried about stickers on walls (now gone) or up-to-date kitchens can stop reading now.

A recent estate agent that visited stated the property - with a few repairs would be somewhere between £1050-1100 a month, so the house is offered 5-10% below market.

You are responsible for all council tax, electric , gas , water, phone, etc.

Due to new laws, YOU may need to supply either an up to date credit check you have previously obtained and can be verified on the net at my home against your identity, and/or provide 3 years of bank accounts showing income, rental and bills being paid, etc , once again against i. d. documents. You will need to provide work pay slips ( though not necessary if on statements), you will need supply work reference and previous landlord references for all applicants, along with evidence of bills being paid at that address. If your - or any combined - income is not at least a minimum of 2.5 times the rent, i. e. £2,500 then this house will probably not be suitable for you as you simply wont have enough to live on. You will also need to provide a 'right to rent' if non-uk national, and show 3 year constant and consistent UK work history. You will need to supply 1 months deposit and/or a guarantor in some cases depending on personal circumstances - guarantor must be UK house owner with equity and income to cover monthly rent on top of their own use - evidence required of this. Guarantor company WILL ALSO be completely acceptable in most cases. Anyone with constantly changing employers or variable income over 3 years will not be considered without being fully checked and guarantors approved .

I am sorry if any of this seems extreme, but due to new laws, my own circumstances and after being conned by an unemployed, drug fuelled, lying, theiving piece of hippie ****, that wrecked my home I am taking all precautions in having someone new and trustworthy in my home.

Nobody on government benefits need apply - nothing against them I was on benefits for the last 8 months myself - but the benefit system simply will not cover the rent (I've checked with local authority) and any upgrading I am asking for, and asking someone to find £250 a month from what is left in their benefits after housing benefit removed is unfair to all concerned - as I know from my own experience.

Non smokers only, no 'outside' smokers. Reasonable pets are not an issue.

The first 12-18 months of the agreement will be in a lodger agreement - NOT tenancy agreement. However, once I have seen that you are complying with conditions then I will will convert this into a tenancy agreement for long term security. Any increases in rent - if any - will be linked to inflation only - so you will NOT get any ridiculous inflated increases in any potential future years. No daft renewal fees, checking in or out fees, etc.

You will also be responsible for signing for any mail or parcels I have delivered - which you will be notified of shortly before arrival. You will be responsible for storing my mail and other items in the loft as they - or I - arrive.

House will be inspected once approximately every 9 months - and lodger/tenant accepts that this will be late at night - 9 p. m. - midnight and will make time to show me around the house (trust me, it will all make sense later)
