Totally independent living space, (Studio), of three rooms in Baston, PE6 9PS. Own front door key separate of main house. With living room, partitioned kitchen area, double bedroom and large en-suite. With a double bed.

£599/pcm, plus metered electricity, (everything else, including internet; parking; TV, utilities; etc included) - Needs to be seen to be fully appreciated.
You have your own front door key, therefore can come and go as you please without the owner being home or even in the country.
Three large rooms, main living area possesses own cooking space with freezer, fridge, oven, grill, microwave and washing machine.

A side door to the conservatory is lockable. Can be used for extra storage.
5 day occupancy, i. e. Monday to Friday, will be considered at £499/pcm. Fully furnished studio with large living space, double bedroom and large en-suite, with double bed; wardrobe; chest of drawers; large storage space; Fire stick HD TV; DVD player, Netflix, unlimited Fibre-optic speed WIFI and free broadband.
Above all of the living area there is a fully-floored insulated 'loft', that has independent lighting and can be used to store as much as possible through a hatch.

Ample parking. All bills, excluding metered electricity, included. I charge the same amount as the main house per KWH unit.
The studio also benefits from a new fridge, new separate freezer, washing machine, and all usual kitchen appliances.
Bedding is normally supplied by the tenant, but fresh linen is available, should you require it. Present bedding is brand new.
The location of the house is very suburban and secure, with zero crime in the area. All 7 neighbours on this Close are professional, with some commuting to London each day. (Peterborough station is less than half an hour away - you could be in King's Cross in less than 90 minutes.
Baston is a friendly village set between Stamford, Peterborough, Bourne and Spalding. There are regular bus routes.
The village has a post office/general store, hairdressers, garage and two restaurants/pubs.
My property is located in a quiet cul-de-sac of 8 houses. This detached house is about 24 years old, therefore fairly well established. Gardens to side and rear. I have lived here for 20 years.
Finally, and importantly, this is a single occupancy, with no overnight guests; otherwise it's regarded as a 'holiday occupancy' - a condition placed on me by SKDC.
Perhaps the main reason to opt for the Studio is that you have total control of all rooms and all movement. You are the keyholder with your own front door key and total independence.

All paid-for services as well as Bu-ray player, Alexa, (can be disconnected for privacy).
Everything paid for except electricity - metered with £10 cards available from me. Tenants usually buy a couple at a time. Obviously last much longer in the Summer.
£400 deposit, redeemable upon vacating with no damage. £599 monthly - one month in advance so last month is free.
Payment by bank transfer - same for power cards.
Professional please. No 'working from home' - again regarded as a business by council.
Brief inspection to ensure care is taken every 6 weeks.
Car can be parked right in front of the property in driveway.
Door to conservatory locked - recess can be used for extra storage.
Freezer can be disconnected if not required.
