You have your own front door key and therefore can come and go as you please without the owner being home. Three large rooms, main living area possesses own food preparation space with freezer, fridge and washing machine. Power shower.
The door to the conservatory is lockable - occupier will have a key for privacy, particularly when using the main, front door when the home owner is away for any considerable time.

5 day occupancy, i. e. Monday to Friday, will be considered and have a less rent to pay.

Fully furnished studio with large living space, double bedroom and large en-suite, with double bed; wardrobe; chest for clothes; storage space; HD TV; DVD player, unlimited fibre-optic, speed WIFI and broadband; extra folding double bed in living room. Above all of the living area there is a fully-floored 'loft', (see bedroom in video), that has independent lighting and can be used to store as much as possible through the hatch.

Very clean.

Full use of all kitchen cooking amenities. Ample parking. All bills, excluding metered electricity, included. Electricity cards last approximately 1 month for most of the year, and cost about £10 each during winter for the heating; less than half as much for 9 months of the year. I charge the same amount as the main house per unit.

The studio also benefits from a new fridge, separate freezer, washing machine, kettle, toaster and microwave.
You have your own cupboards and obvious use of the house kitchen facilities. Bedding is usually supplied by the tenant, but fresh linen is available, should you require it.

The location of the house is very suburban and secure, with zero crime in the area. All 7 neighbours on this Close are professional, with some commuting to London each day. (Peterborough station is less than half an hour away - you could be in King's Cross in less than 90 minutes. (Covid restrictions obviously apply).

Baston is a friendly village set between Stamford, Peterborough, Bourne and Spalding. There are regular bus routes.
The village has a post office/general store, hairdressers, garage and two restaurants/pubs.

My property is located in a quiet cul-de-sac of 8 houses. This detached house is about 24 years old, therefore fairly well established. Gardens to side and rear. I have lived here for 20 years.

CONDITION: set by SKDC, Is that the studio, although having it's own front door with a separate, keyed entrance to the main building, is considered an 'extension', for some reason and not an independent dwelling. Therefore, the cooking of meals inside the studio is not permitted - the main house has to be used for this purpose, (although microwaves and toasters, portable grills etc, are perfectly fine.)

Basically, if you need a hob or built-in eclectic oven, they don't exist for food preparation. - a toaster or microwave may be a significant deference from the rules - just like if you were to order a takeaway every evening !!

If you eat, and/or consume all meals in a separate location such as a chef/waitress etc, you would be in heaven !

Finally, this is a single occupancy, with no overnight guests; otherwise it's seen as a 'holiday occupancy' - again is a condition placed on me by SKDC. SORRY - but that's the way our council works. After a time they may have other things to deal with !

Why does it appear not so cheap ?

Well, compare mine to those all over our region. What are you guaranteed ? Here you are in an 'uptown' residential suburbia - no crime, no evening noise for over 20 years. You have no gas bills; no water bills; no Internet bills; no waste disposal; no Council tax; no EXTRAS - these are paid for by me.

Perhaps the main reason to opt for the Studio is that you have total control of all rooms and all movement. You are the keyholder with your own front door key and total independence. Far more your own place than a several person 'rental'.

Best thing, as always, is have a look for yourself. £599 for unregistered electricity. £550 for a card system.
