Double bedroom with main use of bathroom

Room details:
Double room available in comfortable, nice house with one other sharer. £600 inc bills (Bedroom 3 in floorplan)

Room is currently furnished but some furniture can be moved/changed if wanted.

Single room occupancy only but regular visitors not an issue
Bills are included with the rent and deposit not required as long as proof of job and references can be provided.

House details:
House comes with 2 cats. They are very friendly but also introduce extra complications e. g. getting trapped in cupboards and trying to eat your food.

House has shared kitchen and sitting/dining area, shared downstairs toilet and 2 full bathrooms, 1 of which would be for main use with this room except for guests (and maybe occasional baths on request! :D)

Kicthen has a slimline dishwasher (although its not the best!) washing machine and a tumble dryer. I also have loads of plates and cutlery which I am more than happy to share with housemates.

House also has fibre broadband to the property giving 120-150Mbps download speeds.

The property also has a garden with shed with outdoor storage (with space for bike and spare bike available for guests) with easy access. On road parking is also quite easy.

There is also 1 generous shared spare room which can be used extra storage, watching TV/playing video games, occasional working from home, overnight guests , or just as a space to relax in away from the shared living area or bedroom :)

No current cleaner but could get one and split cost if preferred. Ditto gardener. Otherwise would just share the cleaning, gardening but fairly relaxed about both.

Atmosphere:
While not a party house I have previously enjoyed quite sociable houseshares and this would be my preference.

I also have friends (maybe once a week?) and weekend visitors over fairly regularly (maybe once a month?) but of course you'd be very welcome to do the same and to hang out or join in.
Permission is never required but i generally give a headsup just so we don't end up inviting people to share the same bed :D
