(please ask for more pictures if needed! and feel free to inquire in general - I will honestly tell you both the possible downsides and the many advantages)

The rent displayed is an approximation, as the final amount will be set together with the landlord during pre-contract discussion.

Starting from the 16th of February, two of the rooms in the house will become available, one single and one double (for single occupancy), both on the first floor.

I am the main tenant looking for a replacement to the 2 housemates that will leave.

I am a yound professional working at the UniOfCam fulltime, I socialise a lot outside of the house and occasionally invite people over, at home I mostly keep to myself and get my rest quietly, but it doesn't mean I can imagine being strangers with the new housemates, it will be important for me that we can get along.

I cannot recommend the property enough! It is my love for the place that makes me search for new housemates as opposed to finding a place for myself. (just wait till spring when the cherry tree in the garden blooms!)

Being a two bedroom house originally, it has been converted into a 3 bedroom* one by us - by placing an additional bed in the shared common room area. That is the bed I have been occupying and plan to going forward as well. This does not mean that the living room is off limits - the people I share a house with are welcome to have their meals at the dining table there, invite their friends for board games etc. as long as the more disturbing activities are coordinated with me.

The place has been renovated not that long ago, has good central gas heating, has been kept clean and tidy and I would love to keep it that way!
Our landlord is very nice and responsive. This is a semi-detached house, with the landlord living across the wall.

The place is fully furnished, including all the necessary kitchen equipment: cooking pans, utensils, glassware, dishes etc (but some of the smaller furniture from the double room will be taken away - please ask!).
In term of appliances: washing machine with a drier function, electric hob + oven, dishwasher, toaster.

A nice shared bathroom where you don't need to worry about mold!

In general my requirements towards the new tenants would be for us to match value wise, respect each others` boundaries, be able to communicate when issues arise and ideally carry on with the current weekly shared tidy-up schedule.

Broadband is covered by the rent, but other bills aren't. They usually amount to around 110 pounds per person monthly (winter time, less in other seasons)
