The unlimited capacity internet connection has fast bandwidth at up to 660Mb/s, likely 600Mb/s on a reasonably capable PC. There is a 4G backup mechanism to backup the cable connection supplied by VirginMedia Business Internet.

I would prefer to have a tenant that wants the room for more than three months, say six months or a year.

The house is warmed with central heating and this gives almost instant hot water. There is also double glazing, cavity wall insulation and loft insulation to keep the house comfy.

There are no extra bills - no need to sign up to long term utility contracts. The rent covers the cost of internet, gas, electricity, insurance, water rates and council tax (band D).

The kitchen is equipped with a microwave, toaster, washing machine (which has large drum and is quiet too), multiple large fridge freezers, electric fan-assisted oven and gas cooker hob. The bathroom has a shower and bath and there is a separate downstairs water closet. There are drying facilities in an airing cupboard and a rotary clothes drying frame suitable for hanging out about 20kg of wet clothes.

The house has free parking and bicycle locking rings. It is located close to a late opening supermarket (Sainsbury's Brooks Road/Coldhams Lane). There is extra storage space available in the loft and garage.

The room is fed with an external amplified TV aerial connection for the best signal. The wireless internet connection is via 802.11ac with wired option (1Gb twisted pair Cat 7) also available. Both are super fast.

The actual location as displayed on the Spareroom. co. uk generated map is inaccurate by about 30m. The map and pictures that are part of the advert that I have provided are more accurate,

Here are approximate timings for the following:
5 min. walk away from Sainsbury's large supermarket.
15 min. cycle into the city center.
15 min. cycle to the train station.
15 min. cycle to Addenbrookes hospital.

There is a bus stop at the bottom of Mill Road.
