My name is Sam. I currently rent 1 Malvern Road, CB1 9LD with my friend. He is buying his own place and is moving in with his fiancée.

I've been living here for two years. I like the property / neighbourhood and need another couple of years to save for my own place. So I'm looking for another housemate to rent the master bedroom. I do not fancy rentering the HMO world!

I work for an AI company in London. I travel into London 1-2 days a week. The rest of the time I work from home or a cafe in town.

The room is available from 13 June 2026. The council tax band is "C". We'd split the bills 50/50.

The house is a nice, airy property with a front lawn and reasonably sized back garden.

The photos uploaded show the property completely unfurnished. They were taken by the letting agent when I first moved in and to be honest, they are bad. The house genuinely looks nicer in person.

I think good next steps would be for us to have a chat and if that goes well for us to arrange a viewing.
