Friendly, clean 4-bedroom female shared house in CB4, Chesterton. Close to amenities and public transport.

I am a current tenant and will be moving out; I am looking for someone to replace me. The move-in date is early July, flexible, exact date will be confirmed with the right applicant.

We are a friendly household that gets along well and respects each other's space and belongings. We are looking for a professional non-smoker female who is clean, respectful, considerate, and easy-going. We welcome visitors occasionally, not regularly, and we ask that you respect our quiet hours. We also keep a shared cleaning rota, so it's important that communal areas are kept tidy and shared spaces are respected.

The room is a furnished single bedroom located on the second floor. It includes a bed, chest of drawers, wardrobe, desk and chair with a lamp, and a whiteboard for notes or planning. There is also shelving next to the desk and plenty of space under the bed for any additional storage. The room can be viewed after the initial video call, as the photo doesn't fully show the layout.

The house consists of 2 floors, upstairs there are 2 more bedrooms and a bathroom. The ground floor consists of 1 double bedroom, a living room with sofas and a dining table, a small kitchen and a lovely back garden. Space to keep the bike at the back outside is available.

Rent is £390 + Bills (approximately £120 per month for water, internet, and electricity; the last one varies). We, as tenants, are responsible for the accounts of the bills. Please be prepared to cover one of the bills if needed. Please also note this is a joint tenancy agreement, meaning tenants share responsibility for the property and rent.

Deposit is £500
