This is a slightly more detailed advert than usual, but that is intentional. I would much rather find the right flatmate than simply fill the room quickly.

I'm looking for one person to share a ground-floor flat in East Chesterton. It is not a crowded HMO, not a party house, and not one of those "double rooms" where the bed touches three walls. It is a quiet, warm, spacious flat shared by only two people, with enough storage, fridge space and breathing room to actually feel like home.

About the room:

The bedroom is approximately 4 × 4 metres, south-facing, freshly cleaned and decorated.

It currently contains several chest of drawers and a large wardrobe. These can stay if useful, or be removed if you would prefer to furnish the room yourself.

There is plenty of space for a double bed, a large desk, clothes storage, and still enough room left to lay out a yoga mat, exercise, or dry clothes without feeling like you are living in a storage cupboard.

About the flat:

The kitchen is west-facing, with plenty of cupboard space, room for two full-size fridge freezers, and still enough space to sit down and have a proper meal. It has a gas hob, electric oven, a large 10 kg washing machine, and several basic shared appliances.

The bathroom has a full-size bathtub, good water pressure, and enough room to move around comfortably.

There is also a third room, roughly half the size of the bedroom. It works as a shared spare room, with storage shelving for both bedrooms, a two-seater futon sofa bed for resting or occasional short-term visitors, a Smart TV with Chromecast, a computer, and some basic exercise equipment.

The thermostat is generally kept at around 23°C (all year long), so the flat stays comfortably warm rather than becoming one of those places where you need two jumpers indoors because the heating is treated like a luxury service.

Rent:

The rent is £250 per week (bills included).

To move in, I ask for one week's rent in advance plus a three-week deposit, so four weeks' payment in total.

About the area:

The flat is just off Green End Road in East Chesterton. The area is quiet, but still close to most everyday needs.

There is free on-street parking, subject to availability, and the building has its own bike shed, which, let's be honest, is about as safe as leaving a bike anywhere else in Cambridge.

- Londis and local shops: around 2 minutes
- Tesco Express and Post Office: around 7 minutes
- Co-op: around 12 minutes on foot, or 3 minutes by bike
- River and Stourbridge Common, via Green Dragon Bridge: around 9 minutes
- Cambridge North Station: around 20 minutes on foot or 7 minutes by car
- Cambridge Science Park: around 20 minutes on foot, 6 minutes by bike or 4 minutes by car
- ARU: around 35 minutes on foot or 10 minutes by bike
- Milton Roundabout, A14/A10: around 5 minutes by car
- Tesco Extra and Milton Country Park: around 8 minutes by car or 11 minutes by bike

About you:

Ideally, you are someone who is looking for a proper home for the foreseeable future, rather than a temporary stop while searching for the next place.

- Female or male is fine, and a (mature) student would probably be a preferred good fit, although that is not a strict requirement.

- You should be generally clean, respectful of shared spaces, able to pay rent on time, and able to provide a Right to Rent share code.

- already has your own bed and mattress or ready to get one (mainly because I'd rather not buy one only to be blamed later for your back pain 😊)

- is comfortable sharing a flat with a middle-aged omnivore, agnostic (with Christian roots), and someone who respects other people's lifestyles as long as they respect mine

- You have probably had enough of overcrowded houses, half a shelf in a shared fridge, tiny "double rooms", and cold places where the heating comes on for two hours in the morning and two hours in the evening. If that sounds familiar, you may appreciate this flat.

I am looking for someone drug-free, mostly sober, and comfortable sharing with a quiet, middle-aged person who respects other people's lifestyle, beliefs and personal space.

About me:

- I'm a 44-year-old mature Psychology student, (who is also working) originally from Hungary, but I have been living in England for almost twenty years. I have lived in Cambridge for over nine years, and I am hoping to keep this flat for at least a few more.

- Personality-wise, I am an ambivert, but definitely leaning towards the introverted side. I enjoy reading, cycling, repairing electronics, learning new things, and generally keeping myself busy. One unexpected side effect of those hobbies is that there is a fair chance your broken electronics or gadgets might mysteriously come back working again if you leave them within my reach.

- I am friendly, open-minded, and generally focused on self-development, but I am not the kind of flatmate who appears the moment they hear your bedroom door open or expects to socialise every evening. I believe everyone deserves their own space and privacy. That said, I do think people living together need a basic level of trust and mutual respect. I am always happy to have the occasional chat over coffee, help each other out when needed, or simply coexist comfortably without needing to be in each other's company all the time.

I do not smoke, only drink socially a couple of times a year, do not use drugs, and generally live a quiet lifestyle.
