Available for a friendly, tidy, sensible and respectful person (no flat share), 7 nights per week, 795 pounds per calendar month. Including bills and council tax (council tax band G) and WIFI.
If you work from home, there is a 50 pounds p/m surcharge September-March.
Deposit 400 pounds for the holding account, refundable if all items in the apartment are complete, non-damaged and have been cleaned regularly.

The studio apartment is private, quiet, light and airy, with a comfortable bed and with French windows.
The side entrance patio, with plants, a table and chairs, can be used as an outdoor seating area. This seating area is covered with a 3x3m roof, so a summer rain is not a problem when wanting to sit outside.
Ideal for longer stay. Previous lodgers stayed for 2 years+, and appreciated the area. Reviews in our guestbook are excellent.
The fully furnished modern studio apartment (bedding and some kitchen utensils on request) with separate own front door, in a conservation area with mature trees and situated at the end of a quiet cul-de-sac, conveniently located close to local amenities.
Parking space for a small car is available on the premises in front of your space. Access into the studio is through the gate and through the yellow side door. Please do not hesitate to ring the doorbell should you need any help or information once you have moved in.

We have a friendly cat and we are great animal lovers.

The space should be cleaned regularly by you. At the end of your tenancy, leave the studio clean and tidy. We totally respect your privacy, but we will do a quick announced inspection every two months, at a time it suits you. There is a non-refundable cleaning fee of 50 pounds to be paid at the time of you leaving, for a second clean by a professional cleaner.

Nearby (2 minutes walk) are the COOP supermarket with daily fresh bread; Pub with Chinese and Italian restaurant/take-away (4 minutes walk); Northstowe Tap & Social (10 minutes walk); Willingham & Bar Hill Indian Take Aways; Village Shop and Post-office (10 minutes walk). Tesco Super store and Farm Shop (5 minutes drive). Nearby: All Saints Church (café); Surgery; Dental Practice, Bicycle Shop; Hair Dresser, Beautician. Nature Reserve Fen Drayton Lakes within easy reach. Tennis Courts (6 minutes walk); Fitness in nearby Willingham, Swavesey or Histon.

Work access:
The Guided Bus Stop is nearby (parking free of charge) with easy access into the Science Park; Cambridge North Train station; Cambridge City Centre; Addenbrooke's; Papworth Hospital; The Lea Hospital and the market town of St. Ives.
The number 5 bus (bus stop 2 minutes walk) gives easy access into the surrounding villages, such as Bar Hill (Tesco Superstore) and into Cambridge.
Designated cycle paths along the Guided Bus way and across the Old Airfield, into St. Ives or Cambridge.

Strictly no open fire, such as cigarettes or candles allowed.
For safety, any equipment should be switched off when you leave the property.
Please treat the property as if it were your own.

We keep a normal room temperate, a normal and sensible use of energy is included in the rental fee.

We have a notice period of one month.

To secure the property, after agreement, please to pay the rent due for October (795), in addition to the deposit (400) and cleaning fee (50) at your earliest convenience.
