Secure room in a nice semi-detached house

As a live-in landlord, I've let out two rooms to 2 x nurses in the recent past. They've now happily moved on and I've decided, in future, to let just the one double-room for single occupancy to a professional female age 40 to 65. No pets, no accompanying children. Shared kitchen, shared bathroom/shower, shared living room, shared dining room. The double room, for single occupation, has a tv, fridge and microwave. A two-way interview will be via WhatsApp before viewing the room - no WhatsApp no viewing. Personalities must be compatible both ways and mutual respect must go both ways. House rules will apply and will be provided to any interested party who is put on the shortlist.

All bills are included in the monthly fee, and some small household costs are also covered.

The successful applicant will be subject to successful vetting. The shortlisted applicants wishing to proceed will be required to pay a £50 holding deposit ahead of the vetting being put in motion. The deposit will either be refunded, if unsuccessful, or will come off the first month's rent if successful.

The regular monthly payment must be made via standing order, not by bank transfer or other methods.

I'm required to give a reason for showing a preference. The reason is I want to feel comfortable in my own home and I feel more comfortable sharing my home with a female rather than a male. I was brought up with 6 sisters and married for over 30 years.
