Quiet room for mature student in friendly home

Please note: this room is available for a mature female full time student only.
The start date is flexible , any time from early July onwards.
A quiet light room furnished with a double bed, bedside table, wardrobe, shelves, a desk & chair and a bookcase. There is a wash basin in the room too.
Modern shower room/loo on same floor.
There is another loo downstairs.
Downstairs there's a comfortable sitting room with TV/Netflix and a woodburner.
Lovely light bright kitchen/diner leading out to the garden. Washing machine and dishwasher, large fridge. Sharing with me, another student (28), and 2 cats, so you need to like cats!
I eat a plant based diet, would prefer someone who doesn't eat meat.
Rent includes all bills, WiFi, and basic cleaning and cooking products.
Great location, 5 mins walk to Falmouth Uni campus. 1 min to bus stop for bus to Penryn campus.
10 mins to Falmouth Town train station.
5 mins downhill to Falmouth centre (slightly longer coming back up!) and 15 mins to the beach.
