The Snug at Ledra View is offered for single occupancy & is ideally situated for a professional or a mature student working/studying in West Cornwall. It also provides an excellent base for exploring both North & South coasts of the County. Lanner boasts a bakery, local store, fish & chip shop, a local pub & the start of heritage mining/cycling trails within a 5 minute walk. Truro & Falmouth are less than 10 miles away & the Penryn University campus less than 6. The regular bus service to both Redruth & Penryn has a bus stop at the end of the lane. There is free (drive) parking for one car.
The accommodation was completed to a high standard in June 2022 & designed as a modern energy efficient open plan living space. It follows a studio layout with a bedroom area at one end leading through a lounge/dining area to a fully equipped kitchen with washing machine. The dining table doubles as a desk. Heating is provided by a modern, wall-mounted economic FARHO electric convector heater in the lounge area which also has a wall-mounted 32" SMART TV. The modern private bathroom has a large shower cubicle, sink, cabinet, WC, extractor fan & heated towel rail.
The studio has its own private access through the back garden & use of the South-facing front garden with its patio & Summer House.
In addition to the rent you will be responsible for paying the council tax (Band A: ~£110 pcm) & for any energy used. However, historically energy bills have been very reasonable due to the high insulation standard. The property has its own electricity supply/meter.
