Self contained Garden Lodge

We are a professional, married couple seeking a quiet, respectful lodger from Sept 2026 for an academic year let.

Our Garden Lodge is available for a student or lecturer to rent from Sept 2026 - June/July 2027 - based on an academic year. You will have the Lodge for the Christmas and Easter holidays but we would like it back for the summer holidays. The right lodger would be welcome back for the following academic year.

Penryn Campus is about a 20 min walk from our place. There are bus routes close by. The train station is a 15min walk. You could keep a bike at the house.
There is free parking on the road. No noisy engines/exhausts though!

The space is en-suite and self-contained in terms of your bedroom and living space. There is not a ‘kitchen’ but there is: a kettle/microwave/fridge-freezer and you could bring an airfryer if you wished. Dishes need to be brought up to the main house to go in our dishwasher at least every other day. This space is ideal for someone who only needs light meal prep - it is NOT suitable for someone who likes to cook big meals.

The Lodge is accessed by a side entrance - not through our house. Locking the gates is essential to keep the dogs safe.

We have 3 small dogs who use the garden and will bark - so you have to be ok with that and love dogs, because it will work better if the dogs can get to know you. I have stated that a female lodger is preferred, only because the dogs find females easier to be around and their comfort is my top priority. The right energy male / trans or non-binary person is also very welcome. It’s just about the dogs!

You must be a non-smoker/non-vaper and agree to keep noise to a minimum to respect our home environment and neighbours. No regular overnight guests and no guests without prior consent.

This is a lovely space and built to the same regs as our house (all done at same time in 2022) and has full planning permission.

Our house WiFi sadly does not reach the Lodge. Our previous lodger got their own 5G router but if you have a good phone contract with unlimited data, you could toggle other devices from that.

The space comes with a desk, double bed, space to store clothes/books and a very comfy sofa.

A weekly clean by a professional cleaner is included - but we expect the space to be clean and tidy in between cleans please. You are responsible for making sure your rubbish/food waste and recycling are always put out on time.
If you are a student, you will be exempt from council tax.


You will need to use a laundromat for your laundry. You will need to provide your own bedding (inc pillows and duvet)
and towels. There is a brand new mattress for the new lodger. A mattress topper and protector will be provided.

We are looking for a quiet person who wants their own space. We would much prefer someone who was generally back on site by 9:30/10pm to avoid disturbance to the dogs - or a text to tell us if you’re not coming back or will be late.

We don’t want other people being brought back here - so you need to be agreeable to doing your socialising elsewhere.

No drug use or heavy drinking will be tolerated. As a former police officer - that’s just not happening here!

I realise this ad sounds very formal and like it was written by the fun police - but I want to set our stall out from the beginning and find the right person to share our fantastic space. If it sounds too restrictive - it’s probably not for you.

All that said, we are quiet, warm and lovely people and look forward to meeting the same in our prospective lodgers.

Visits and interviews for the space will be held from 31/08 due to recovery from an operation. I welcome contact with questions or info about yourself if you are interested in applying in advance of 31/08 so that I can gauge if you’d be a potential fit for us.
