To rent: a well-presented double room with a comfy pocket sprung mattress in Ponsanooth, on-street parking + close to bus routes to Penryn campus, Falmouth & Truro.

The house is in a quiet close, two or three minutes' walk from a bus stop, five minutes' walk to the village shop, which also has a cafe area, and three minutes' walk from a friendly community pub serving food.

Shared use (with one quiet-living friendly female) of a modern, well fitted kitchen and shared bathroom with bath + separate shower. Utility room with a washing machine and a large shared fridge freezer.

From the kitchen is a good sized 16ft dining room/lounge (see pic) which is generally for the sole use of whoever rents the room. The table can be used as a desk if required.

It's a no-shoe household, with gas central heating throughout.

Ideally the room would suit a quiet student or working person who is used to or at ease with sharing a home with a friendly house cat. The room is a double but won't suit anyone with mountains of stuff. However, there is some under cover storage available outside for a bicycle/surf boards etc.

There's a private, sunny rear garden with various seating areas, a decking area for yoga or reading etc and a good sized patio area.

Ponsanooth has a well-stocked village shop with a post office and indoor/outdoor cafe areas, a friendly pub, and there are lovely country walks in the rural lanes on the doorstep.

Bills included ie gas, electric, water, WiFi, tv licence and gardener. If you're not a full time student, an additional £50 monthly contribution towards council tax would be payable.
