This is a comfortable, furnished, good sized double bedroom. You would also have use of the shared living room with TV and a good kitchen with washing machine, plenty of cupboard space, 2 fridges and microwave.

Outside is a rear yard with a bistro table and 2 chairs.

The current tenants are 2 males and 1 female.

The house has 2 modern shower rooms with WCs that are for shared use between the 4 tenants. One large shower room with a rainfall shower head and a directional head, and one smaller shower room with electric shower, toilet and sink.

Minimum tenancy term is 6 months. After that it extends automatically month by month until you are ready to move on.

Bills are included. The landlord MAY charge for extra usage beyond a reasonable average usage. Any TV license required is the tenant's responsibility.

References required. Deposit of £250. Must have a proven income of at least 2.5x the monthly rent.
We will undertake referencing checks on all applicants over the age of 18 wishing to move into a rental property. As part of this process, we will undertake:
• A credit check to ensure each applicant does not have any adverse credit such as CCJs (County Court Judgements).
• An affordability assessment to ensure each applicant’s income will sufficiently cover the rental payments.
• To pass the affordability check, tenants must have an annual income of 2.5 times the annual rent. ie if the rent is £500 per month, you would need an income of £15,000 per year or greater.
• Each applicant’s affordability is assessed individually against the criteria. However, couples who have previously co-habited, are married or are in a civil partnership will have their incomes combined and assessed jointly.
• Self-employed applicants will require an accountant’s reference and should have accounts for a minimum of two years.
• Employment checks to confirm your start date, salary and if your position is permanent.
• A Landlord reference (if you are currently residing in rented accommodation) confirming you have abided by the terms of the lease.
• ‘Right to rent’ ID checks.

Applicants (including those who are students, are unemployed, or receive Universal Credit) that don't have a gross annual basic income (excluding commission/bonus) of 2.5 times the annual rent, have not been in their current employment for 6 months or it is not a permanent position WILL REQUIRE A GUARANTOR.

Guarantor’s must have a clean credit file, be full time employed or self-employed with at least 2 year’s tax accounts showing the affordability criteria has been reached. Guarantor’s incomes must be in excess of 3x the annual rent.
