---Fortnightly cleaning of common areas by a professional cleaning company is included in your rent---

This house is best suited to postgraduate students (mature/serious undergraduates can be considered). All bills are included in rent, including heating, water rates, electricity, fiber-optic internet, TV-license, and fortnightly cleaning of common areas. There are no hidden extras.

The house is nicely furbished and tastefully decorated, and comes with high-quality furniture -- it hardly looks like a student dig! There is also a dishwasher, which is good to avoid kitchen conflicts. Gas hob and high capacity oven/range for those who like cooking and baking. Downstairs bathroom, and a small toilet upstairs. The separation of the dining room and living room ensures plenty of space and even separate gatherings!

The house is situated in Bowburn (DH6 5BB), a short bus ride from Durham. Although Bowburn is not a comfortable walking distance from Durham, being on the bus route between Queen's campus (Stockton) and Durham campus, there is an express bus service (X12) to get you to either. The X12 takes 10 minutes to get to the Durham university library/Palatine center, passing the university sports grounds (Maiden Castle) on the way, and it is free for students at Durham uni. Free travel is limited to the X12 bus service--Just show your campus card to the driver and s/he will let you on for free! Biking is also perfectly feasible (15 minutes to university sports grounds (Maiden Castle). Count about 20 minutes for the return, depending on how good a shape you're in :)).

Free parking is practically always available within 15 meters of the front door and you can be on the A1 motorway within a minute (Durham South junction).

There is a supermarket (Coop) 50 meters up the road, and an NHS medical centre can be found within a five-minute walk.

Rent is 73 pounds a week provided an 11-month contract (or longer) is signed. Shorter-term tenancies can be negotiated (the price will depend on the period). The rent reflects the distance to the centre of Durham. That said, no-one has ever complained about the distance to town; probably due to the good bus services (closest stop is 100m from the house).

Sorry, couples are not accepted for single-room occupancy. For council tax purposes, the house can only be let to students.

This is a dog-friendly house, but no dogs have signed up for the 2020-21 academic year. :)

Other relevant changes made the last two years: new windows in the loft for better insulation and new heating/hot water boiler. New beds.

Thanks for reading to the end, and looking forward to hearing from you!
