I have two lovely spaces available in my three-storey house in Cromford, dating from around 1770. This is a little different from a normal house share, as each person gets two furnished interconnected rooms for their own exclusive use – a bedroom and a separate private sitting room/lounge.

The ground-floor space consists of the house’s two principal reception rooms, now arranged as a furnished bedroom and a beautiful separate sitting room, both exclusively for one person. The ground-floor occupant also has exclusive use of the front door, giving the space an extra degree of privacy and independence.

The first-floor space is similar, using the house’s two principal bedrooms to create a large furnished bedroom with king-size bed, plus your own separate private furnished sitting room. There are stripped wooden floors, double-glazed sash windows and lots of character throughout.

The house is in great decorative order, although the rooms are currently being redecorated and prepared for letting. The photos shown are older and really don’t do the house or rooms justice – new photos will be uploaded shortly.

There is a shared kitchen on the ground floor, plus two shared bathrooms with showers – one on the first floor and one on the second floor. One of the bathrooms is currently being renovated. There is also access to a garden sitting-out area overlooking the rooftops towards the centre of Cromford.

The house has central heating and double-glazed sash windows, and all bills are included – gas, electricity, water, council tax, TV licence and good broadband/Wi-Fi.

Because of the layout and the amount of private space, it feels much less like a conventional house share – everyone has somewhere of their own to relax rather than just retreating to a bedroom.

The house sits just off the Via Gellia, overlooking an old mill and weir on the edge of the village. Cromford is a beautiful historic Derbyshire village, close to Matlock Bath and Matlock and handy for the Peak District, Derby and Sheffield.

There are three pubs/wine bars within about 250 yards, and Scarthin Books and its café – a genuine local gem – is around 150 yards away. Cromford railway station is about a 10-minute walk, there are regular bus services nearby on the A6, and street parking is normally available around 20–100 metres from the house.

I’m really just looking for the right people to share a lovely old house and help towards the mortgage and bills.
