The property is accessible to three buses into Derby City Centre, one of which goes to Royal Derby Hospital. It is also in close proximity to Kedleston Road University Campus.

The rooms have a separate entrance from the main house, providing the tenants with privacy. There is also CCTV cameras on the premises for your security and protection.

There is a kitchen, there is also a kitchenette which has a microwave, an air fryer, a kettle and a toaster, allowing for semi-independent living.

Each room has its own under the counter fridge/freezer and a small folding desk/table for studying or dining.

The landlord will pay for Wi-Fi, water, council tax, gas and some electricity. There is a pre-paid meter in the tenanted rooms so the tenant will need to top it up for electricity in their individual room.
