The tenancy and what to expect
• Rent: £650 per calendar month, including all utility bills (gas, electricity, water and broadband), subject to our fair usage policy.
• Tenancy type: an Assured Periodic Tenancy (APT) under the Renters’ Rights Act 2025, with a fully compliant written tenancy agreement including the statutory Written Statement of Terms.
• Occupancy: in line with the property’s HMO licence, this room is let to a maximum of one occupant.
• Pets: requests are welcome and considered individually on a case-by-case basis.
• Certificates: Energy Performance Certificate, Gas Safety Record and Electrical Installation Condition Report (EICR) are in place and available to view.

How to apply, and the costs involved:
1. Application form — all interested applicants complete our application form.
2. GDPR / data protection — before we hold any personal information for your application and referencing, you will be sent our privacy notice explaining what data we collect, why, how long we keep it and your rights. Your information is only processed once you have received this.
3. Holding deposit — a holding deposit of a maximum of one week’s rent (£150) reserves the room while referencing is carried out. This is put towards your deposit (or first rent) once your application and referencing are successfully completed. If you withdraw, provide false or misleading information, or fail Right to Rent checks, the holding deposit may be retained as permitted by law. If we decide not to proceed, it is refunded to you in full within 7 days.
4. Referencing — standard referencing and Right to Rent checks are carried out.
5. Tenancy deposit — once the room is secured, a deposit equivalent to one month’s rent (£650, which is within the statutory five-week cap) is taken and protected in the Deposit Protection Scheme (DPS), with the prescribed information provided to you.
6. Rent in advance — a maximum of one month’s rent in advance is payable once referencing is successfully completed and the tenancy agreement has been signed by both parties, in line with the Renters’ Rights Act 2025.
