Double room with own bathroom in new build house

I am a 30 year old working professional, I have just bought my first house with my cockapoo, Roo, and am looking for a lodger to stay in my spare bedroom. The room is a spacious double complete with double bed and mattress, two bedside cabinets, and a chest of drawers. It has use of the main bathroom next to it which has a shower over bath, toilet, and heated towel rail. There is also shared use of the downstairs space which is open plan living, kitchen and diner, and a downstairs toilet. The kitchen has an induction hob, double eye level oven, fridge freezer, dishwasher and washing machine.
Non smokers only, looking for clean and respectful single occupancy housemate to live with Roo and I.
There is a garden but this has not yet been landscaped so is a working progress.
There is a driveway with two spaces, one of which will be available to be used if free. Otherwise on road parking is available.
It is in the new Tilia Brook Manor development in Alphington.
The room is £625 a month plus bills (electric, water, council tax, WiFi). The house has yet to be banded but I would expect it to be a band C.
