Double Room to rent in bright good feel home

My place is situated in a quiet cul-de sac. Up and out of the centre of the town.
The house itself is small, spacious and bright, even on a dull cloudy day.
The room is about 3.5m x 3.5m and has a small wardrobe, desk and draw/cupboard space. There is a double bed with a reasonably firm but comfy mattress. Perfect for single occupancy.

There are no carpets throughout the house only a large rug in the lounge. Gas central heating in the winter keeps the place cosy and warm.

There is gas for cooking and a separate small fridge for the lodger.

The garden is south facing and the lounge gets lots of light especially throughout the summer.

I like to have space for myself and also enjoy connecting and sharing good conversations and possibly food now and then.
I rise quite early to do my own meditation/yoga practice and am mainly vegetarian..
I do work from home as a Somatic therapist/coach so would prefer to share with someone who goes out to work.

It is a great location. 1.3 miles from the beautiful Hembury and Holn ancient woods, with the river Dart running through. Perfect for that wild river swim.
Dartington Hall is on the way to Totnes which is only 6.5 miles away. The gardens at Dartington are stunning and steeped in history. Totnes has many interesting, independent shops and cafes and is 7.3 miles away.
Here in Buckfastleigh, and walking distance from the house there is a wonderful little health food store called Seeds. A post office, chemist, Dartmoor well being centre and a local co op. Buckfast Abbey is just down the road too, with its beautiful gardens. Restaurant and gift shop.
Beautiful coastal walks and beaches about 30 mins away.

Bills are included in the rent.
£620 Deposit and one months rent in advance to secure the room.
