Beautiful cosy double room - Heavitree area

Florence House

Florence House is a beautiful period town house within the Heavitree area of Exeter, just 4 miles from the M5 Sowton Area, and 2.4 miles drive into Exeter city centre.

I am looking for 1 FEMALE (NO MEN OR COUPLES) lodger or student.

All bills are included.
I am providing clean and tidy luxury rooms with a top end Vi-Spring double bed with duvet covers and pillows. This also includes use of the kitchen area, dining table, garden and main bathroom.

You have a wardrobe, chest of drawers and an office desk for your use. The door has a lock for privacy.

Upstairs is the main bathroom, (next to the green room to rent) providing a bath/shower, sink and toilet. I have a shower/sink in my bedroom. We all share the toilet in the main bath room.

We take it in turns cleaning the main bathroom. You are responsible for looking after the rented room to ensure it is clean and tidy at all times.

I am looking for someone that the majority of the time studies/works away from the home, has the awareness of keeping a space clean and tidy, being respectful with others in the household, independent, trustworthy and has a nice easy kind nature.

There will be a two week trial to see if we both fit. If this is the case, there will be notice given for you to find alternative accommodation.
A contract will be provided and references will be required.

FACE to FACE or VIRTUAL VIEWINGS will be available for all people interested. This will involve an initial chat to see if we both fit via whatsapp, then a second interview, following a showing of the room and house.

LOCATION

If you are a student at St Luke's - this is the closest University.
A straight main road leading you to the uni.
cycle - 10 mins
walk - 27 mins
car - 6 min
bus - 8 mins (bus stop 5 min walk)

If you are a student at the main Exeter University -
There are several ways to get there -
One example is -
cycle to Polsloe train station, taking 6 mins -
train to St James Park - 1 stop taking 3 mins
walk 13 mins to university (or cycle)

Otherwise -
The bus stop is 5 min walk from house.
You get a bus to the high street taking approx 20 mins, then get a uni bus to the campus taking 20 mins or walk.
This is a good option if you have a student card as it will be less to pay.

There is free parking for the tenant at Warwick road (5 min walk) or other nearby roads if you are bringing a car. I have a side entrance for a bike. We have a nice, good size garden at the rear of the property.

The kitchen/diner is shared with your own area for food, and shelf within the fridge and freezer.

I am an Image Coach and part time hairdresser that works from home. I have clients coming to the house during the day. This is something that you need to be aware of. My work space for part-time hair, is within the kitchen/diner. My office/styling space is in the front room downstairs.

Looking after the communal areas and being clean and tidy is important due to clients using these areas.

Here in the house is myself and my 17 year old daughter.
My 21 year old son, visits on a weekly basis for one night, I sometimes have visits from my other son who is 25.
We are not a party house, I like to socialise with friends where possible and have family times.

Students at St Luke's and Streatham Campus

During the three months that I lived with Maggi and her daughter, I felt very welcome and safe in their home. The house and the room I lodged in was beautiful. It is a very bright, luxurious and inspiring room to live in, and the bed is extremely comfortable.
The environment in the house was always friendly and easy going. Being supplied with bedding, a towel and having access to cooking utensils in the kitchen was very practical.
I could take the bus or walk to Streatham campus, I preferred walking- it is an easy route to learn and took me 50 minutes.
Highly recommended for those looking for a nice place, which provides everything you need.
