We have a lovely ground floor double bedroom (for single occupancy) available on tin this large Victorian St Leonards house, very convenient for the city centre and the RD&E - 5 mins' walk. It's about 13 minutes' walk to St Luke's campus of the University, and 35 minutes' walk to the Streatham campus.

The room will be available from 4 April 2024. It is suitable for single occupancy only. The room has window, built in wardrobe, chest of drawers, table with chair, lamp, fridge, The rent is £575 per month including bills (utilities, broadband, council tax, TV licence).

The rest of the house has three bathrooms, two with shower (one of which is very recent) and one with a bath (shower over).

We have also recently added a new kitchen (washing machine, tumble drier, cooker, microwave etc) extension with sitting area, TV and breakfast bar to offer first class facilities to our tenants.

Outside, there is a large garden with patio area. The outside of the house, both front and back, is maintained throughout the year (included in the rent). The common parts of the house are also cleaned once a week - also included in the rent..

The other tenants in the house are all working professionals in their 20s, 30s and 40s.

There is no permit parking available outside the house at the moment as the two permits for the house are taken, but there is a two hour free area immediately outside the house.

We will ask for a deposit, which is equal to a month's rent, and will be placed in the Deposit Protection Service (one of the Government approved schemes). We will also take up previous rental and current employment references, but you will not need to pay anything extra for this.
