Single room to rent in Ipplepen

Hi, we have a single bedroom in our house available for rent for 6 months, possibly longer, short term lets also considered.
In the house is myself, female, 42 years old, my friend, female, 38 years old and my 2 children, a girl of 14 and a boy of 8. We all get on well, have time together and do our own things. The house isn't always as busy as it sounds, my friend works away for long periods of time and my children visit their dad often at weekends, but when we are all here I think it's a friendly considerate and warm household of people. We like to sit by the fire and chat or play some games in the winter and we are out and about a lot in the warmer months.
The rent is £460 per month including bills. We would like to find a female housemate, preferably who works out of the house mostly and who is kind and considerate. Available from 1st of October. The house is in the village of Ipplepen, 10 to 15 minutes drive to both Totnes and Newton Abbot.
