Ground floor Studio flat within 5 minute walk of shops, buses and the head of Kingsbridge estuary. Situated in a small accommodation block in a private courtyard with one parking space. There are flower and shrub beds for everyone to enjoy but no designated outdoor space other than your car parking space. The flat is compact but well presented with a Howden’s kitchen, modern shower room and generous walk in wardrobe which gives plenty of storage room for hoovers, etc. There is a washing machine there at the moment but I am thinking to have that back as my spare. The energy efficiency rating is D but is actually only 13 points away from a C and may naturally move up as new legislation comes through in the next 12 months. If not I will sort it. I’m waiting for an Electrical Certificate and have my electrician here tomorrow but we know there is a faulty part in the meter cupboard so the flat won’t be available until I have the actual certificate.
The rent is £550 per calendar month plus bills. I don’t require a deposit but will want to be paid monthly in advance by direct debit/standing order please. The council tax (Band A) is currently £132 a month paid from April to January with a break in February and March. The water is £57 a month for the same period as the council tax. The flat is all electric but very economical to run as it benefits from thermal plaster board and double glazing.
