If you've been scrolling through rooms in Barnstaple and finding them much of a muchness, this one is not that.
It's a large country house on the edge of Landkey, in its own gardens. Seven bedrooms over three floors, two staircases, and we let a maximum of three rooms.
So there are rarely more than four or five people in a house built for twice that number, and it feels it.
Space and privacy are the point of living here. The two staircases mean people aren't funnelled past each other; you can be in the house all evening and not see anyone unless you want to. Everyone who has lived here says the same thing: the photos don't prepare you for the scale of it.
THE NUMBERS
- The kitchen, dining and living space is one open-plan room of 100m². The average home in England is 96m² - so that single space is bigger than most entire houses.
- Your bedroom is 4.9m x 3.3m, larger than the master bedroom in most modern houses, with a large walk-in wardrobe off it.
- Seven bedrooms, three floors, two staircases. Three rooms let, maximum.
THE ROOM
- 4.9m x 3.3m, first floor, recently refurbished
- King-size bed, chest of drawers, desk and chaise longue
- Large walk-in airing cupboard off the room, fitted out with hanging rails and shelving - a proper walk-in wardrobe, and warm, so ideal for clothes and linen
- Large double-glazed sash windows with garden and valley views
- Sink in the room
- Power shower room adjacent across the landing, [shared, other toilet separate in addition)
THE HOUSE
- 120m² open-plan kitchen, dining and living space with a traditional Aga and a wood-burning stove
- Landlord has own separate living room
- Extensive gardens
- Utility room with washing machine
- All bills included: heating, electricity, water, council tax and fast reliable broadband
- Ample off-street parking; EV charging point (at cost)
- Cycle storage
GETTING ABOUT
- 3 minutes to the A361 North Devon Link Road
- 15 minutes to North Devon District Hospital
- 45 minutes to the M5 at Tiverton
- 10-minute walk to the Castle Inn
- 10-minute walk to the Venn Valley vineyard licensed café
- The 155 bus to Barnstaple and South Molton runs from the village, but it's rural and a car or bicycle makes life a great deal easier
US
A professional couple in our 50s, both working mostly from home. Our adult children stay occasionally. Two elderly, very well-behaved dogs who never go upstairs.
Friendly, but we're not in each other's pockets - the house is more than big enough that you'd have your own life in it.
WHO IT SUITS
Anyone who wants room to breathe. It works particularly well if you're moving to North Devon and want to live somewhere with a bit of soul while you find your own place, or if you're working at the hospital and want to be fifteen minutes away in open countryside rather than in a terrace in town.
GOOD TO KNOW
- Cooking is on the Aga - there's no conventional hob or oven. A different rhythm, but easy once you've used one, and we'll happily show you at the viewing and instruct to get you used to it.
- We both work from home, so the house is busy during the day. It suits someone who's out at work most days.
- Adults only, non-smoking.
