Your Private Space

Each room comes with its own private en suite shower room and toilet, so you're never sharing a bathroom with the rest of the household.

Top floor studio – a self-contained room with its own private kitchenette and lounge/dining area, en suite, and around 28.5m² of combined space. Ideal if you want complete independence, with a dedicated spot to cook, relax and work from home.
Double rooms – generously sized rooms (up to 19.6m²) suitable for two people sharing, each with a private en suite.
Single rooms – comfortable, well-proportioned rooms (from 8.8m² to 10.6m²) for one person, each with a private en suite.

All rooms are thoughtfully furnished to help you settle in immediately, with a cosy bed, wardrobe space, and a dedicated desk and chair for those who work from home or just need a quiet spot for life admin.

The House & Community

While your room is private, you'll also have access to shared facilities within the house, kept fresh with regular cleaning of all communal areas.

Agreement: Assured Periodic Tenancy (APT). Rolling, with no fixed term — give two months' notice to leave whenever suits you. Occupancy: rooms let as advertised (single or double occupancy per room, as set out above).

Pets: requests are welcome and considered individually on a case-by-case basis.

Moving in – what you'll pay:

Holding deposit: one week's rent for the room you're applying for (ranging from around £150 for a £650 room up to around £208 for the £900 room) — to reserve the room while we process your application. Once you're approved, referenced and signed up, it goes towards your deposit or first rent. You get it back in full if we decide not to proceed, or if an agreement isn't reached within 15 days (unless a different deadline is agreed in writing).

By law, we may only retain it in a limited case:

If you provide false or misleading information,
Fail a Right to Rent check, withdraw,
Fail to take reasonable steps to sign.

If we keep any of it, we'll confirm the reason in writing within 7 days.

Deposit: one month's rent, protected with the Deposit Protection Service (DPS). A prescribed information sheet will be sent to you within the legal timeframe. First month's rent in advance, due once referencing is complete and the agreement is signed. No admin fees, no renewal fees, no hidden charges. The only payments we can ask for are those above, in full accordance with the Tenant Fees Act 2019. (For reference, the legal deposit cap is five weeks' rent — ours is lower, at one month.)

How to apply
