Newly refurbished double room in a quiet family home with female writer/counsellor, and a male consultant at Derriford, plus two adorable house cats. Suit professionals or mature students looking for a calm homely environment close to town and Plymouth University. Recently refurbished to a high standard.

We are looking for someone quiet and respectful who wants a calm, studious environment within easy walking distance of town and the university. We are happy to share with people of any age and long-term lets are fine. We take it in turns to clean communal areas and we tidy up after ourselves in the kitchen and bathroom.

The house is situated in the heart of PL4 with on-street parking (you will need to apply for a residents' permit). It is a quiet street that is popular with renters due to its proximity to town and local amenities. Approximately 10 minutes walk to the university and 15 minutes into town as well as to Plymouth Railway Station. Mutley Plain is 5 minutes away with regular buses to Derriford. (15-20 minutes). Aldi is 5 minutes walk away.

There is a shared bathroom with a shower and a shared kitchen with washing machine, fridge and freezer. No sitting room as this is used as an office by the live-in landlord.. The room to let has a comfortable bed, built-in wardrobe, chest of drawers and desk with office chair.

LIVING

Comfortable mattress and new mattress protector which must be used on your bed. You will need to provide your own bedding. You will be expected to keep your own space clean and tidy please and clean up after yourself in the kitchen and bathroom..

TENANTS

This is a family home so we are looking for friendly lodger who fits in well with us and our cats. As a professional writer, I like my home to be fairly quiet and calm which makes it ideal for studying or as a place to chill out and relax. I am friendly and approachable, so do please contact me if you have any questions.

Prerequisites for prospective tenants:

* you must be able to prove affordability through payslips/bank statements

* you must be able to provide suitable references from a previous landlord to prove that your rent was paid in full, in a timely manner and that you were a respectable tenant.

* be upfront and honest about any current or previous marks against your credit history, for example, CCJ’s and bankruptcy, etc.

* there are 2 letting rooms available but one is already let. Each room is single occupancy, therefore, no couples and no children please. Also, I can't accommodate pets as I already have two cats of my own.

On viewing the room and deciding to proceed, a non refundable £100 holding fee will be charged, this will then be deducted from your deposit when you move in. Your deposit will be held within The Deposit Protection Scheme (DPS).

The equivalent of 1 months rent will be payable on moving in to the property.. Rent is payable each month in advance on this date.
