Private annex room to rent in family house

I'm currently getting the doors blocked off so the room and utility are separate to the rest of the house with back door access. There will be a shower room added to the utility. All my belongings will be removed so you'll have a very large room for a king bed plus sofa and tv, utility area for fridge, storage and cooking, plus bathroom with shower. In the main house is me, 10yr old boy and sometimes adult daughter when home from uni. You won't have access to the main house, you'll have your own space. Fairly quiet house with the exception of family noise and the odd bbq or family get together. Can be furnished if needed but I won'tbe replacing items especially white goods. I will pay for a DBS check just because my youngest is on the property.
