Bedroom in 2 bedroom house Tiverton

Room available for rent in a 2 bedroom house occupied by myself (male, 28) and my reasonably well behaved cat. All bills included including fast wifi, Council Tax band A, electricity, water, fair use of heating.

The room is suitable for a double bed however maybe a bit on the small side if you want a desk or something similar sized in there too. It has a radiator and very large fitted cupboard with some built in cube shelves. It is currently furnished with a single bed, bedside table and small sofa bed. Any of which, I'm happy to leave or remove depending on your preference.

The room is street facing. The room is peaceful and unlikely to be woken up by cars/people outside.

The rest of the house is also available to use except my office space. This includes:

A large kitchen with plenty of storage space. Shared use large fridge freezer, kettle, washing machine, microwave, oven/grill/ induction hob and a small table top dishwasher

Shared toilet with shower, sink and heated towel rack.

Paved garden and sheds with outdoor storage space if you want to keep a bike, kayak etc. I'm currently digging out some of the paving stones to add a planter, hence the photos.

A living room with corner sofa and tv.

There is street parking. The house is about 15 minute walk from Tiverton town centre.

I'm generally a tidy and quiet person. I like playing music and football. I work regular hours in Exeter 3'ish days a week and work from home the rest of the time.

I'd like a housemate who is tidy and considerate and ideally working out of the house/ not in the house all the time. Someone who wouldn't mind a bit of cat sitting would also make my life easier sometimes!
