🏡 Cosy Room to Rent in West Buckland, North Devon – Available Mid-December

I’m looking for a friendly, considerate and reliable housemate to share my home in the lovely village of West Buckland, North Devon.

I’m advertising early as the room and some areas of the house will be undergoing renovations, with the room expected to be ready from mid-December. I’m happy to arrange viewings and introductions beforehand.

A little about me

I’m currently serving in the Military, which means I’m generally away Monday to Friday and home for a couple of weekends each month, as well as during the summer and Christmas holidays.

This means you’ll often have the house to yourself during the working week, so I’m looking for someone who enjoys their own space but is also happy sharing a home.

🐶 The important part – my dogs!

I have two dogs who are a big part of my life, so being comfortable around dogs is an absolute must. The dogs will only be there when I’m there!

One of my dogs is a nervous rescue. He’s a big softie once he gets to know you, but he needs a little time to build trust. Because of this, I’d want to arrange a few meetings before anyone moves in to make sure everyone is comfortable and happy.

I’m also open to someone bringing their own dog, but the same introductions and settling-in process would apply. It’s important that all the dogs get along and feel at home.

🛏️ The room

The bedroom is on the smaller side but cosy and will be redecorated ahead of the move-in date.

It’s currently unfurnished, so if you have a small double bed and wardrobe of your own, I’m happy to discuss using these initially. However, by December, the room will be redecorated and furnished, ready for someone to move in.

🏠 The house

Although it’s not the biggest house, it’s a comfortable and welcoming home with plenty to enjoy:

* Living room: A lovely space with a fireplace, TV with all the usual streaming apps, games consoles and, of course, Mario Kart!
* Kitchen: Small but functional, with a makeover planned in the near future.
* Dining room: A separate dining space with another fireplace. Great for hosting friends and family, enjoying a meal together or having a board-game evening.
* Outside space: A small, secure courtyard at the rear of the property, perfect for enjoying a morning coffee during the warmer months.

The property is Council Tax Band B.

West Buckland is a lovely rural village in North Devon, offering a quieter countryside lifestyle while still being within easy reach of local towns, amenities and some of the best beaches in the South West.

It’s a great location for anyone who enjoys countryside walks, coastal days out and having a little more peace and quiet away from busy towns.

Approximate driving distances from West Buckland:

* Barnstaple: Around 8 miles – approximately 15 minutes.
* South Molton: Around 5 miles – approximately 10 minutes.
* M5 Junction 27 (Tiverton): Around 24–26 miles – approximately 35–40 minutes.
* Exeter: Around 38–40 miles – approximately 50–60 minutes.
* Saunton Sands: Around 16–18 miles – approximately 30–35 minutes.
* Woolacombe Beach: Around 22–24 miles – approximately 40–45 minutes.

Times are approximate and will vary depending on traffic and your exact destination.

🛒 Shopping and local amenities

Barnstaple is only a short drive away and offers a good selection of supermarkets, shops, restaurants, cafés and other amenities.

Supermarkets in the wider area include:

* Tesco – Braunton.
* Sainsbury’s – South Molton .
* Lidl and Aldi – Barnstaple.

There are also smaller local shops and convenience stores in the surrounding villages and South Molton.

👤 Who I’m looking for

My ideal housemate would be:

* A working professional.
* Someone who is generally out at work during the day, which helps keep household utility costs manageable.
* Clean, tidy, respectful and considerate of shared spaces.
* Someone who is happy living with dogs and understands that they are part of the household.
* Friendly and sociable but also independent and happy having their own space.

I’m ideally looking for someone interested in an initial 6–12 month arrangement, with the possibility of discussing things further.

📅 Viewings and availability

I’m putting the room out there early to give prospective housemates the opportunity to come and have a look around, meet me and, most importantly, meet the dogs a few times before making any decisions.

The room will be ready from mid-December, following the planned renovations and furnishing.
