Double room to let in flat near town

Hi I am Dan,
36 year old male and I am renting out my spare room in a 2 bedroom flat near Bournemouth town centre

The flat is 5 mins walk to the train station
10 minutes walk into town
15 mins walk to the beach

There is not an allocated parking but 9 times out of 10 can find space to park on the property, there is also lots of parking outside on the road which can park 5pm -9am without charge so could suit a 9-5 worker.

I am clean and tidy and easy going and looking for a housemate who is the same.
I do smoke but I don’t smoke in the property.
I have a little dog called Frankie, so potential tenant would need to like dogs.
Viewings are available from 7th August as I will be away on holiday until then.

First and last months rent payable upfront.
There is no minimum tenancy as if it’s not compatible then neither parties are tied down.
