Double bedroom with view to rear garden

We are looking for a female lodger to take up residence in the private upstairs extension of our 5-bedroom family home.

ACCOMMODATION
The house is a semi-detached Georgian located on Cardross Road, directly opposite the Cunninghame Graham Memorial Park.

You would occupy two bright and peaceful furnished rooms and a private shower room. One of the rooms has been set up as a comfortable living room, with a small “kitchenette” area (mini-fridge, microwave, etc.) in one corner. Alternatively, this corner could be used as a desk for work or study. The other room is furnished as a double bedroom. All three rooms have skylights, so there’s loads of natural light.

All three rooms are arranged along an extension corridor, which is accessed via a lockable door at the half-landing of the main stairs, granting you privacy and security.

Off-street parking is available, if needed.

· 30 minutes by car to Faslane (HMNB Clyde)

· 10 minutes by train to Balloch and the southern shores of Loch Lomond
· There are direct trains from Dalreoch to Edinburgh every 20-30 minutes

There are several shops, pubs, cafes, takeaways, etc. all within a 5-15 minute walking distance. We are also 10 minutes by car from Morrisons, Lidl, ASDA, M&S Food, Argos, and Next, as well as McDonald’s restaurant, KFC, Gregg's, Costa Coffee, and a Subway sandwich shop.

RENT AND DETAILS:
· £700 pcm. Includes council tax (Band E), water, electricity and gas, plus broadband wi-fi.
· Deposit of £700, plus the first month’s rent in advance
· Initial term of 6 months, which may be extended by mutual agreement.

ABOUT US:
I am a 26-year-old nurse living with my partner and our two young children, plus our dopey and very docile golden Labrador retriever. We both work shifts and have family nearby to help out, so there’s quite a lot of coming and going downstairs, but also long periods of time when there’s no one at home. It is fairly quiet most of the time, but you would need to be okay with the occasional sounds of children and family life in the main part of the house. Depending upon your schedule, our paths might not cross very often, but we’re always happy to share a meal or have a friendly chat in the kitchen.
