House-share and location description

• Large modern two-storey house (2 living rooms, 2 bedrooms, 1 office, conservatory, large kitchen, double garage, two bathrooms, one cloak- room, utility room and a fully enclosed medium-large sized garden with regular bird visitors and a forest at the back in a quiet country-side location.
• You will have your own private double room, own private bathroom with electric shower/bath and toilet, PLUS full access to the kitchen.
• Your double room will have a double bed, two bedside tables and lighting, plus you will have a modern double wardrobe with one door that is a full-length mirror. There is also good storage space within the sideboard.
• The room itself is very quiet and cool, even in the summer, as it backs onto the forest (see your view within the photos).
• Sky broadband, which has been fast and reliable.
• Access to the garden, conservatory, office and living room upstairs.
• Access to all kitchen cutlery and utensils (yes, there is a dishwasher too!)
• Own private parking spot in front of the garage to keep your car.

Landlady and resident animals’ description (two cats):

• Female veterinary surgeon – 51 years of age.
• 2 cats – both super friendly (Malbec and Shiraz)
• Landlady works Mon, Tues and Wed’s at a busy practice in East Lothian
• Keeps a tidy and very safe house (electricity and gas is covered by British Gas Homecare)
• Introvert – extrovert = landlady, the cats are definitely 100 % extrovert!)
• Trustworthy, kind, engaging, respectful, sporty and a lover of The Great Outdoors
• Normally gets up for work at 0715 am and back around 1800, so if someone has similar hours, that might work best.
• Duration of stay/lodging can be agreed upon, but I suggest 3 months minimum and 12 months maximum, with a mutual 1 month notice period.
• I will expect you to provide references, a copy of your passport, one month rent up front and to sign/agree to a Lodger Agreement that I will provide (you will be my 2nd Lodger in this house), plus a deposit please.
• Happy to meet at an agreed time for a tour of the house and to see if we will ‘get on’!
• Open to females and males but would prefer a female, I think.
• Might suit a mature student, a professional or someone who is in between house-buying or relocating to the area the best.
