This is a semi-detached house with front and back gardens in a quiet residential neighbourhood. I am studying and working away for up to two years and sharing my home to cover costs while away. The other room 2/2, is now taken by a Finnish couple.

Move in from 6th September.
£700 per calander month with £700 deposit.
Safe Deposits Scotland will be used for the deposit. This is not required under lodger agreements but designed to give you extra security using a government backed scheme. I will request a holding deposit worth the number of days until you move in to secure the lodgings, i. e Variable equation depending on the month:
(Deposit / no. of days in month) x no. of days to proposed move in = holding deposit

-Gas/electric, WiFi, TV licence and Council Tax included in price.
-Plenty of space to study/WFH.
-Well equipped kitchen.
-Shared living and garden/dining rooms.
-Safe on-street parking.
-Outside windows cleaned every couple of months.

Good transport links to Edinburgh and East Lothian, including Queen Margaret University, and Charles River laboratories. All standard amenities nearby.
The house is 25 minutes from Edinburgh Waverley walking and by train. No.26/X4/124 and other buses 5-10 minutes walk away.
Ideally minimum 6 months commitment. Couples rate to be discussed and dependant on suitability.
