One room with it's own en-suite private shower is now available in this Brighton "all female" student house (current tenants ages 23 to 32) close to the Universities off Lewes Road.

This is already on a yearly let to 29 August 2027 inclusive under a joint tenancy agreement with the protection of the renters rights bill.

The current female student tenants have strongly advised me that would only prefer an all FEMALE house for this academic year.

Although they are very friendly and sociable, it is not a party house (so they don't want any first year students).

This is a nice furnished six bedroom student house in BN2 within a short walking distance of both universities, Aldi and Costa Coffee etc on the Lewes Road. It has an enclosed rear garden useful for exercising, barbeques, etc.

There are two communal bathrooms with high-powered showers, and the larger bedroom available now has its own private shower, cutting down on any potential shower queuing for the other tenants making a total of three showers in the house.

High speed internet, electricity, gas and water bills and a monthly house cleaner for the common areas included in the rent

All the rooms have double beds and are furnished to suit University students.

House is close to a good bus route into the City Centre and within walking or cycling distance of Moulscombe campus etc. Adequate parking on the road subject to obtaining a local council parking permit if required.

The house is only available to full time University students who are exempt from paying council tax subject to local council approval.

This means that although you can have a part time job, nobody in full time work is eligible to rent here otherwise the house becomes liable for rates/council tax which makes it financially unviable.

Not a party house and is suited to those who value privacy, peace and tranquillity.

Every room is fully furnished with own double bed, wardrobe/clothes rail, desk, chair, cupboard and good window blinds for added privacy.

Non smoking inside the house, but the back garden is available for any smokers if required.

Third party financial guarantees are not required, but proof of ability to service monthly rent will such as savings, student loan, part time job etc.

A £100 deposit is also required which will be placed separately away from the landlord with TDS a UK government tenancy deposit scheme. The deposit only relates to you and actions or breakages by other tenants will not affect your deposit.
