Sunny top floor room to rent top of Elm Grove

This is a small double room to rent in a multigenerational family household including x2 children.
This is not a student/professional houseshare, or party house we are working professionals in a family house with one person home working so you will need to be mindful of noise levels during the working day and the children have school so mid week noise levels need to be kept to a minimum. You’re on the top floor and my children are in rooms underneath so you need to be mindful of walking around late at night etc as they have school in the morning and will be disturbed by you walking around above them No cooking in the kitchen after 9pm either. There is a microwave provided on the top floor landing for food warming past this time. The family rooms (kitchen/dinner) can be shared occasionally but we would like our own privacy the majority of the time. You can use the washing machine occasionally but not more than once per week. On the top floor is the other lodgers rooms (two) with a shower room and toilet on this floor also that’s just for the three of you, please keep clean after use,

We also have two indoor cats who mainly reside in the family areas, they are not allowed to be let outside the front door so please take care when entering and leaving the main front door.

This is ultimately cheap accommodation for the area including bills and WiFi . House can be noisy and messy at times it s a busy household . You will need one months rent on move in day so you are always in advance,
This is not a tenancy it’s a casual lodger agreement which doesn’t include any protections or rights, that you may have with a tenancy agreement,
You can give a months notice to move out and we can also give a months notice if we want you to leave. We reserve the right to be picky about who we have staying with us and let into our home
