Housemate wanted for a four bedroom student rental

We are 3 first year PhD students looking for a fourth housmate for a rental in Brighton within walking distance of Sainsbury's and ALDI.
The rent includes bills (electricity, wifi, water, heating, and a weekly cleaner for the common areas).
We are looking for another student (preferably also female) to share the house with.
The house includes a large living room, a bathroom, a separate toilet, a kitchen, and a patio.
We don't know how much additional furtniture the previous tenants will leave behind, but the pictures attached are the state of the house when it was sold to the property management company.
The free room is downstairs on the left.

We will be paying the deposit (£2,769.0 total divided between us four) in July and the first rent will be due on the 2nd of September (£2,791.00).

The house is managed by Pavillion Properties who require a guarantor for each person.
