Unfurnished double room seven dials

Spacious, light, and warm room available in a 2-bed flat. The available bedroom is unfurnished, and I have furnished the rest of the space (TV not shown in pics!). The flat is in a lovely, quiet neighbourhood - our neighbours are great and it’s really peaceful at night. It's a really nice flat and I'm looking for a considerate, friendly flatmate to share it with.

Monthly essentials split 50/50:
Rent – 1400
Energy / gas – 49 (summer rates)
Water – 75 (estimate - only recently moved onto a meter)
Tax – 177 (band B)
Wifi – 26

You’ll need to go through letting agent referencing, and the deposit is £800 each to be sorted post-move-in. The contract would start on the 11th July but there's the potential to move in before / after then if needed.

About me: I have a pretty full and active life outside of the house - I like cycling, running, Pilates, and love a community event or gig. I work for a university library and am starting a part-time masters degree in September. I genuinely enjoy living with other people, and am a tidy, independent, and considerate person to live with. It's important to me that we both feel comfortable and able to relax at home - on that note, I’m sensitive to fragrance so this place would suit someone happy to avoid incense/aerosols/scented candles (thank you!)
