A spacious double room is available in a beautiful Regency garden flat of over 1,200 sq ft, tucked away on the sought-after Lewes Crescent/Sussex Square, just moments from Brighton seafront.

The room is peaceful and fully furnished with a super king-size BoConcept storage bed, Eve mattress, desk and chair, mirror, low cabinet, a generous walk-in wardrobe, and your own private bathroom.

The flat itself is a calm, well-looked-after home with two private courtyards and exclusive access to the Kemp Town Enclosures—the famous private residents' gardens with their own tunnel leading directly to the beach.

The location is hard to beat. Sea Lanes, with its outdoor 50m heated pool and gym, is just around the corner, while Brighton Marina is a five-minute walk away, offering restaurants, a supermarket, cinema and David Lloyd gym. There are excellent bus links to the universities, city centre and Brighton station, and residents' parking permits are available through the council.

I'm 32 and work in high-end furniture design. Outside work I enjoy running, swimming, hiking in the South Downs, visiting galleries, cooking and working on creative design projects. Being of Lebanese heritage, food is a big part of my life, and I love the occasional dinner with friends or a proper beach BBQ in the summer. I’ve been sharing with my flatmate for 6 months, however she is moving out at the end of July so looking for someone else to take the spare room.

The landlord lives in a self-contained annexe outside the main house and spends most of the year in France, so in reality it's usually just a two-person household. The flat offers plenty of privacy, but we're hoping to find someone friendly, considerate, clean and respectful who enjoys living in a relaxed home rather than simply renting a room. It would be lovely to find someone who's happy to chat over dinner, head to the occasional gig or exhibition, or simply enjoys good company from time to time.

Bills average around £90 per month.
