New flatmate needed!

hi all! my housemate is looking to move out in september so his room will be available in our lovely two bedroom ground floor flat near brighton station and seven dials.

you’ll be living with myself - my names hannah (she/her) i’m 32 and i’m a self employed dog walker. i’m very clean and tidy, arty, queer and neurodivergent and ideally looking for someone similar

rent and bills are roughly £1050 each
deposit is 5 weeks rent - £951

about the room/flat:

- *the flat doesn’t allow pets unfortunately*
- the flat comes with off road parking (a garage which i park in and a space next to it)
- double bedroom - comes unfurnished (fits a king size bed)
- the room is at the back of the flat and has a private entrance and own private decked garden
- big living room, tall ceilings with joined kitchen
- well decorated bathroom has a bath with overheard shower
- fair sized communal storage cupboard
- the road we live on is very quiet and less than a 5 minute walk to seven dials and 2 minute walk to brighton station with plenty of bus/train routes

accessibility:
it’s a ground floor flat with several steps going up to the main door so not wheelchair accessible unfortunately.
there’s a step in the hallway going up to the bedroom and the bathroom.
