Room in a Shared House

Largest bedroom in the house which is on the first floor, front facing with large windows. The large double bedroom can be part furnished if needed, I have a desk, clothes rails, some other odd bits of furniture but only a single bed. You can either get your own curtains or blinds (I don't mind decorations and adding stuff to the room like the blinds, would rather you are happy with the room how you see fit but we can discuss and organise). Bills are not included and I have not worked them out yet we can add them at the end of the first month as last tenant was not paying them (long story).

It's a semi detached 3 bedroom house with a converted loft, so you can store some belongings in the loft if needed. You will be the only person sharing the house with me so you'll be basically getting half a house to share. There is a large spacious living room and dining room with an adjoining kitchen. I have kept all my old gaming consoles so free to play them as I have tonnes of games. I have an amazing pizza oven which I use as a normal oven as it's much better than my regular oven, I also have a dishwasher. Theres plenty storage and space in the kitchen. Toilet with a shower/bath.

Fairly big back garden which needs a lot of work but if you're into gardening feel free to plant anything. There are some nice trees whch make the garden feel more private from the neighbours, they also make a nice sun trap for tanning in summer.

As far as house rules go im pretty laid back I just don't like mess, just leave it how it was and all is good you know normal adult behaviour. We'd need to sort out a routine for sharing certain essentials that we would share. I'm pretty busy so I keep to myself most of the time but don't mind socialising from time to time, I don't mind the odd small party as long as it's respectful to neighbours as it's mostly a family area, besides I'm in my mid 30's. Guests are welcome just make sure you give me some notice if people are staying (spare bed in the loft).

I don't own a car but I am entitled to a space so you are allowed a parking spot on the road. The number 50 bus runs on my road, the closest 50 bus stop being just 30 seconds away, the 46/26 bus stop is a few minutes walk too. Moulsecoomb train station is a 15 minute walk and London road train station & Preston park station are both a 20 minute walk,
