Hi! My flatmate is moving out, so I’m looking for the right person to take their room and share the flat with me.

📍 **Location**
The flat is very centrally located, around **3 minutes’ walk from Brighton train station** and about **10 minutes’ walk from the city centre**.

There’s an off-licence just downstairs and plenty of shops, supermarkets, cafés and everything else you might need nearby.

🏡 **The flat**
It’s a two-person flat with:

* Double bedroom (the available room)
* Separate kitchen
* Bathroom
* Living room
* Small terrace, which is very handy when the Brighton weather decides to cooperate 😄

The bedroom will be **unfurnished**, but I’m happy to share pretty much everything else I already have in the house.

👋 **A little about me**
I’m Daniele, 40, Italian, and I’ve been living in Brighton for 15+ years.

I work in IT, usually 9–5. I normally choose to work from the office, although occasionally I work from my room.

I’m sociable and easy-going and enjoy chess, poker and pretty much any kind of sport. I like having a friendly atmosphere at home — it would be nice to live with someone I can have a chat, meal or occasional drink with rather than just passing each other in the hallway, while of course respecting each other’s privacy and personal space.

🔎 **Who I’m looking for**
I’m looking for a **working professional (no students)** who is clean, respectful and considerate.

The flat isn't huge, so naturally we'll spend some time sharing spaces such as the kitchen and living room. For that reason, getting along and having mutual respect is quite important to me.

I’m not looking for someone who has exactly the same interests or lifestyle as me — just someone friendly, mature and comfortable treating the flat as a shared home.

🏠 **House rules**

* No smoking inside
* No pets
* No parties
* Small gatherings are absolutely fine when discussed/agreed beforehand
* Please keep noise down after midnight

💷 **Rent: £850/month, bills included**

The intention is to split the household costs **50/50**. The £850 includes the current bills; if household bills increase significantly in the future, we would discuss and adjust the split accordingly.

You’ll become part of the **joint tenancy agreement** and will need to pass the letting agency’s standard checks/referencing.

I’m still waiting for the agency to confirm the **deposit arrangements**, so I’ll update the advert as soon as I have that information.
