Ensuite Double in communal and friendly 2 bed flat

Hi! Looking for someone to join me in my 2 bed flat as my friend moves back to Canada. Its an ensuite double room right by St peters Church.

Rent is 825pcm plus bills (around 1000 all in) and the room is available from mid November. Ideally looking for someone to stay long term.

About me: im 30, a lesbian, and work for a local non profit. My hours are mostly 9-5 but with the occasional evening/weekend flexibility. My current housemate and I have made our flat really communal, welcoming, and very clean, and id love to carry on this vibe. We often share meals and invite friends for dinner. Id like to live with someone a similar age to me who is also queer. Must be trans inclusive.

Accessibility: the building has a lift, we are on the first floor and there are no steps inside the flat other than one getting onto the balcony. However, I would not rely on the lift as it was out of order for several months this year so we often use the fire escape stairs. Im autistic, we have lots of low lighting set up and dont have a super loud environment. The flat has been fully furnished by us, and with my friend moving home if you wanted the bedroom stuff she is willing to leave it for cheap.

Renting requirements: our letting agency requires a guarantor if our joint income doesn't meet a minimum threshold. Deposit is 5 weeks rent.
