Double room for an LGBTQ+ dog-lover

Hi! I'm looking for a lodger to share my home with me and my dog near Coombe Road, Brighton.

Me:
- Friendly and approachable with good communication skills
- Trans masc human with queer politics
- PhD researcher who works from home
- Vegan
- Interests include politics, nature, books, TV, currently trying to add more creativity into my life (drawing, crochet, music...)

My dog:
- Schnauzer cross
- Adorable and cuddly
- Fully house-trained
- Will bark occasionally (so less good if you are unused to dogs/ very noise sensitive)

You:
- Friendly and approachable with good communication skills
- Just one person (sorry, no couples!)
- Dog-loving (bonus points if you've lived with a dog before)
- LGBTQ+ or a strong ally
- Respectful of my veganism (bonus points if you are veggie/vegan yourself)
- No pets (unless you have a compatible dog, considered on a case-by-case basis)

The room:
- Double room
- Furnished (wardrobe, brand-new bed and mattress arriving in November, desk and chair if you want it)
- Newly decorated
- Garden view
- Exclusive use of your own miniature garden office if you so desire (has WiFi and electricity)

The house:
- Shared kitchen/diner (fully equipped, including dishwasher)
- Shared living room (with TV)
- Shared bathroom (with bath)
- Shared washer/dryer
- Shared grass garden and patio (with hammock!)
- Mould-free (and very important to me that it stays that way)

The vibes:
- Ideally someone I can chill with some evenings; some evenings do our own thing
- Cosy and homely rather than party-party (occasional gatherings are fine)

Finance stuff:
- £620 rent, plus bills and council tax (Band C) - total £800.
- £500 deposit
- Benefits fine

Access stuff:
- Step-free access to property
- Bedroom and bathroom up one flight of stairs
- A couple of steps down from patio to garden
- Plenty of parking if you buy a permit (Zone U)
- 5 mins to Aldi
- 5 mins to bus stops taking you into town/universities

Other:
- I take the upkeep of the house seriously and promise to fix things promptly if necessary
- Flexi move-in date
- I will ask for a reference (personal ones fine)
- I do not need a guarantor if you have a consistent income stream from work or benefits
- I am legally obliged to check you have the right to rent in the UK
